What is driving the surge in plotted developments in India? – Money News

Plotted developments are reshaping Indian real estate, offering homebuyers customizable land parcels within gated communities equipped with premium amenities. As demand rises, larger plots are gaining popularity, providing greater flexibility, a stronger connection to nature, and a perfect balance between urban convenience and suburban tranquility.

A JLL study shows that real estate developers purchased approximately 3,294 acres of land between January 2022 and October 2023. Additionally, Anarock data reveals that approximately 2,252 acres of the total land deals in FY-24 are proposed for residential, plotted, and township projects, representing a significant portion of the total land deals during the fiscal year. According to Magicbricks research, MMR has the highest demand for plots among all cities in India, followed by Pune. The data indicates a notable transformation: plotted developments are no longer just an alternative housing option; they are becoming the preferred choice for a growing middle class seeking independence and the luxury of space.

Commenting on this, Rajat Khandelwal, Group CEO, Tribeca Developers, says, “Plotted developments are redefining modern homeownership by offering unparalleled flexibility to design bespoke homes while benefiting from thoughtfully curated community amenities. This surge in demand reflects a broader shift in buyer preferences – where personalisation, asset appreciation, and a deeper sense of ownership take precedence. As land values continue to appreciate and infrastructure development accelerates, plotted developments present a compelling investment opportunity, not just in metropolitan hubs but also in emerging tier-II and III cities.”

Industry experts say this trend is buttressed by rising lifestyle aspirations, disposable incomes, and a quest for sustainable, harmonious and green living environments. Stonecraft Group, a Hyderabad-based real estate developer, recently announced their launch of Woods, Indresham, in Hyderabad, spread across 32 acres offering 305 premium plots sized from 267 to 587 sq yards. Woods Indresham offers a serene, nature-centric living experience with a rare one-acre mango grove, a two-acre Miyawaki forest, and seven acres of open spaces, fostering a vibrant community.

Kirthi Chilukuri, Founder & Managing Director of Stonecraft Group, says, “Plotted developments have emerged as a preferred choice for homebuyers seeking flexibility, long-term value, and a deeper connection with nature. Unlike conventional apartment living, these projects offer the freedom to build and customize homes while enjoying open spaces, greenery, and a well-planned community ecosystem. With increasing demand for sustainable and nature-centric living, plotted developments are shaping the future of residential real estate.”

Today, developers are rising to the challenge as they rethink conventional models to create residential spaces that reflect modern aspirations. Driven by a clear emphasis on quality and community-based planning, developers are crafting environments where residents can enjoy the benefits of open spaces without compromising on the ease of urban living. The industry also harbours a shared optimism as plotted developments represent a strategic response to market demands and a vision for future-proofing residential projects.

Mohit Malhotra, Founder & CEO of Neoliv, says, “Homebuyers today seek more than just a place to live. They want spaces that reflect their aspirations, lifestyles, and need for community. As a fund-led developer, we are moving beyond conventional models to create plotted developments that offer the perfect balance of Unique Urban Forest Living, large recreational spaces, and wide access roads. With projects in key locations driven by the government’s infrastructure push, including Kundli-Sonipat, we are committed to prioritizing quality, thoughtful product design, and focus on sustainable growth.”

Neoliv recently entered North India through a development agreement with Royal Green Realty. Its 20-acre Kundli-Sonipat project, near Maruti Suzuki’s upcoming plant, features premium villas, custom-designed plots, and a clubhouse. With a Rs 600-crore plus GDV, NeoLiv aims to create a world-class, sustainable living community in the NCR.

The demand for plotted developments among homebuyers is increasing, seeking the freedom to create personalized living spaces. Unlike high-rise apartments, these projects offer flexibility in design, allowing homebuyers to shape everything, from landscaping to architectural styles, while being in communities. Their competitive pricing further enhances their appeal, attracting a diverse mix of buyers.

Moreover, government initiatives are propelling infrastructure development in suburban and peripheral urban regions, leading to a transformation in residential living across India. This transition will usher in a new era in the real estate sector, where developers will cater to the rising demand for open, customizable spaces while fostering sustainable and community-focused urban planning. With robust market momentum, the outlook for residential real estate in India appears increasingly optimistic.
